This 9.49-acre site is in a Joint Venture with Phelan Development, the future home of TLP Crossroads Logistics Center, located at 11700 Chesterdale Road, Sharonville, OH. This Class-A industrial facility will be delivered in Q1 of 2024. This facility will be 112,477 square feet with space divisible to 24,960 square feet and feature top amenities including 32-foot clear height, 24 exterior docks, two drive-in-doors, 116 spaces for car parking, 130’ foot truck court, 7-inch concrete floor and will offer build-to-suit office capabilities. Construction is already underway on the property.

TLP acquired this former long-term vacant retail building in hopes to redevelop it into something more useful to the market. While re-zoning, completing a partial demolition, and starting a full rehab, a long-term tenant expressed interests during the re-development process and signed for the entire premises to distribute buildings products. This was perfect timing as the tenant was able to include their special touches during the process, as well as avoid any down –time in lease-up for TLP.

Converted warehouse common areas to rentable square feet, shifted lease strategy to NNN from MG, expanded trailer parking capacity and monetized spots, increased rents by 3% in the first year to “mark to market” and full rehab of the office building to attract credit/term tenants.

TradeLane Properties repositioned this 254,425 SF industrial building via roof replacement, repaving of truck courts, new mechanical systems, LED lighting, storm water detention relocation as well as the addition of parking and electrical charging locations for over 700 delivery vans to create this last-mile delivery station for an e-commerce company.
