TradeLane Properties Closes Its Third Value-Add Industrial Fund – Adding $625 Million of Investment Capacity

Oakbrook Terrace, IL – TradeLane Properties, a privately held Industrial Real Estate Investment company headquartered in Oakbrook Terrace, IL, today announced the final closing of TradeLane Properties U.S. Industrial Fund III L.P. (TLP Fund III) with $250 million of total equity commitments. At target leverage, TLP Fund III will provide TradeLane Properties with $625 million of additional investment capacity.
TLP Fund III investors include a broad mix of university endowments, insurance companies, family offices, high-net-worth individuals, and registered investment advisors. As a testament to the strategy, execution and performance to date of TradeLane Funds I and II, legacy investors from these previous two TradeLane industrial funds accounted for over 94% of the TLP Fund III equity partners.
Led by our local Market Officers and underpinned by the vertical integration of in-house property management, construction management, development, marketing, financing and accounting professionals, TLP Fund III will continue to execute on the TradeLane strategy of sourcing and adding value to industrial real estate investments throughout the Chicago, Cincinnati, Columbus, Indianapolis, Louisville, Dallas-Fort Worth, Houston and San Antonio markets.
Established in 2019, TradeLane Properties has acquired, developed and redeveloped over 110 properties for a market value in excess of $1.3 billion.
